While the listing was impressive, it fell short of the grey market expectations, where shares were trading at a premium of nearly 50% prior to the IPO listing. This variance between market sentiment and actual performance has left some investors re-evaluating their short-term strategies.
Grey Market Premium (GMP) vs. Actual Listing
The grey market, an unofficial trading platform, is known for giving early indications of an IPO's potential performance. In Arkade Developers’ case, the shares were expected to list at a premium closer to 50%, but the actual listing price came in at a slightly lower 37.5%. Despite this, the debut was still a solid one, reflecting strong investor confidence.
Strong Subscription Numbers Fuel Optimism
Arkade Developers’ ₹410-crore IPO, which included a mix of a fresh issue and an offer for sale, was met with overwhelming demand. The IPO was oversubscribed a staggering 106 times, with Qualified Institutional Buyers (QIBs) leading the charge by subscribing 163.16 times. Non-Institutional Investors (NIIs) followed closely, with a subscription rate of 162.75 times. Retail investors also showed significant interest, with their portion subscribed 50.65 times.
The high subscription rates underscore the strong market sentiment around the company’s robust financial performance and its position in Mumbai’s real estate market. Arkade Developers has a growing portfolio of new developments and redevelopment projects in prime locations, making it a key player in the region.
Use of IPO Proceeds
The funds raised from the IPO will be used to cover development costs for ongoing projects, including Arkade Nest, Prachi CHSL, and C-Unit. The company also plans to allocate a portion of the proceeds to acquire land for future real estate projects. These projects are yet to be identified, but they are expected to further strengthen the company’s footprint in Mumbai’s competitive real estate market.
Arkade Developers also raised ₹122.40 crore from anchor investors, another strong signal of confidence in the company’s growth trajectory.
